We reach out first
A text or call to confirm your plan year, the price in writing, and a rough window. Nothing has been charged and nothing has renewed — you confirm, or you do not.
Spring / early summer
The main visit
Once the pollen has dropped: the soft wash, the joint and sealer walk, and the house wash if your plan includes it. Payment is due after this visit, not before.
Summer
Your report, and quiet
A short written note on what shape the surface is in and anything worth watching. If nothing needs doing, we say so and leave you alone — that is the whole point.
Fall
The pre-winter check
On Full Exterior Care, a second visit clears leaf tannin and organic buildup before it sits wet under snow all winter, and tops up small low joints ahead of the freeze-thaw.

The plan is not a discount card. Most of what you are paying for is that someone who knows your property is looking at it on a schedule.

Member figures are the published one-off ranges less 10–15%, rounded to the nearest $5. They are typical ranges, not quotes — size, shade, surface and how much buildup there is all move the number, and your exact plan price is confirmed in writing after we have seen the property or your photos. Bundling a house wash with paver restoration or patio work already saves 10–15% on its own; the member rate is not stacked on top of that.

is worth more than one you can't.

Most "maintenance plans" are a subscription with a cancellation phone tree. This one is a standing appointment with a price attached, and these are the terms it runs on.

We're not done until you've walked it and signed off.

Every plan visit ends the way every Petra Power job ends: we walk the finished surface with you. If something is not right, say so while we are still there — or call afterwards — and we will come back and make it right. That is not a plan perk, it is just how the business has worked since 2022.

What a plan adds is a record. Because the same person sees the property every year and writes down what they saw, there is a history behind your patio — which is what turns "it looks a bit worse" into a specific, cheap, early fix.

Specific guarantee terms for restoration or installation work — what is covered and for how long — are stated in your written quote, and normal wear, weather, ground movement and damage from others are not covered. Am I locked into a contract?
No. There is no auto-renew and no card kept on file. Each plan year is confirmed in writing before it starts and you pay per visit as the work is done. If you want to stop, tell us and the plan ends.
Do I need to be an existing customer?
No. The plan is open to any Bucks County home with a patio, walkway, driveway or siding worth keeping in shape, whether or not we built it. If the surface needs restoration first, we will say so rather than sell you a plan that cannot fix it.
How much does it actually cost?
The member rate is our published one-off range less 10–15% — roughly $210–$360 a plan year for a standard patio, $465–$810 with a two-story house wash added, $850–$1,500 for two visits a year. Your figure is confirmed in writing before the year starts.
Does the plan cover repairs?
The plan covers scheduled cleaning, inspection and the report; joint sand top-up on small areas is included on Full Exterior Care. Sealing, whole-patio re-sanding and relaying settled sections are quoted separately at member pricing, and never started without your approval.
What if the weather moves my visit?
Soft washing and sealing both depend on the weather, so we may move your date and will get you the next workable slot — and plan members are placed ahead of one-off bookings when that happens.
Is once a year really enough?
For most patios, yes. Shaded, north-facing and heavily wooded properties grow algae faster and do better on two visits — that is what Full Exterior Care is for. We will tell you which category your property is in instead of defaulting you to the bigger plan.
Will soft washing hurt my joint sand or sealer?
No. Low pressure plus the right solution lifts algae and mildew without blasting out polymeric sand or eroding sealer the way high-pressure washing can. More detail on the patio maintenance page.
Who shows up for a plan visit?
The owner — the same person who gave you the estimate and did your original job. That continuity is what makes a yearly inspection worth anything: the person cleaning your patio remembers what it looked like last spring.
