Warning signs

Signs your patio was
installed wrong

A paver patio that was built right stays flat, drains away from the house and keeps its joints. If you see any of these, the problem is usually underneath the pavers, not the pavers themselves. That is why most of it can be fixed with a paver restoration and targeted base repair.

  • !Low spots and puddles that stay after rain.
  • !Pavers sinking along the edges or spreading into the lawn.
  • !Joints that keep washing out or growing weeds.
  • !Rocking or uneven pavers you can trip on.
  • !Water running toward the house instead of away from it.
  • !Pavers heaving after winter.

Diagnosis

What causes it, and
how we fix it

Almost every failed patio we see comes down to one of five causes. Each has a repair that keeps your existing pavers.

Pricing

Repair or replace?
What it costs

Repairing a bad install almost always costs less than replacing the patio, because you keep the pavers and we only rebuild the sections that failed. Basic restoration starts at $750. Sealing is $1.50–$2.50 per sq ft. Base repairs are quoted on site after we see the problem area, and a full tear-out and redesign is quoted on site too.

Our honest take

When replacing really
is the better call

We would rather tell you a repair won't hold than sell you one that fails. Replacement makes more sense:

  • ✓When most of the base has failed across the whole patio, not just in a few spots.
  • ✓When the pavers themselves are cracked, crumbling or no longer made in a matching size.
  • ✓When you want a different size, shape or layout anyway. That is a job for patio installation.
  • ✓When the patio sits where water can't be pitched away without grading the yard around it first.

The process

Common questions

Paver repair
questions, answered

→Can a badly installed paver patio be fixed?

Usually, yes. Most failures come from a thin or uncompacted base, missing edge restraint, the wrong joint sand or poor pitch, and all of those can be corrected by lifting the problem areas, rebuilding the base and relaying the same pavers. Replacement only makes sense when most of the base has failed or the pavers themselves are damaged.

→Why are my pavers sinking?

Sinking almost always means the base underneath was too thin or was never compacted properly. Pavers along the edges also sink and spread when edge restraint is missing or has failed. We lift the area, add and compact base, and relay the same pavers.

→How much does paver patio repair cost in Bucks County?

Basic restoration starts at $750, and sealing is $1.50–$2.50 per sq ft. Base repairs are quoted on site after we see the problem area. The estimate is free and the quote is written up front.

→Will the repaired area match the rest of the patio?

Yes. We relay your same pavers, so the size, color and pattern match. Heavily weathered pavers can look cleaner than the rest of the patio until the whole surface is cleaned or sealed.

→Do you fix patios another contractor installed?

Yes. Fixing a patio another contractor installed is exactly what this service is for. We repair what is in the approved estimate; our Previous Work Disclaimer explains what that covers.

→How long does a repair take?

Most restorations take 2 to 3 days. The free estimate, on site or from photos for small jobs, tells you exactly what your patio needs before anything is scheduled.
